WE WOULD LIKE TO THANK HER FOR ALL THE WORK SHE DID OVER 2 YEARS AND PREPARING FOR THE AGM.

UNTIL WE FIND A NEW MANAGER, THERE WILL BE 2 ASSISTANTS IN THE OFFICE FROM 9 DECEMBER. ONE IS A STUDENT WHO IS WORKING UNPAID FOR WORK EXPERIENCE. THE OTHER IS A BI-LINGUAL ACCOUNT WITH OFFICE EXPERIENCE AND GOOD COMPUTER SKILLS

BUILDING REPAIR
WE HAVE BEEN SAYING IN THE NEWSLETTERS FOR THE LAST 6 MONTHS THAT THE NUMBER 1 PROIRITY AT THE AGM IS TO REPAIR THE BUILDING. WE WILL HAVE A STRUCTURAL ENGINEER SURVEY THE BUILDING AND PROPOSE HOW TO REPAIR IT. WE ALREADY HAVE REPAIR ESTIMATES.

INTERNAL IMPROVEMENTS
THE POOL RENOVATION, RE-FLOORING, NEW GRANITE AND TV REWIRING ARE COMPLETED

FIRE SYSTEM
THERE ARE STILL PROBLEMS WITH PARTS OF THE SYSTEM WHICH WE WILL REPAIR

NEW WATER PIPES
THE OLD STEEL PIPES THAT WERE IN BAD CONDITION HAVE BEEN REPLACED IN THE WHOLE BUILDING. THIS WAS A HUGE JOB AND OUR THANKS TO CHIEF TECHNICIAN BOOMPENG AND HIS TEAM

LIFT BUTTON 15TH FLOOR
THIS WAS ORDERED 2 WEEKS AGO. OTIS HAVE BEEN SLOW TO REPAIR IT. THE GROUND FLOOR BUTTON IS ALSO NOT WORKING

TV
ANYONE WITH BAD RECEPTION CAN MAKE A NOTE IN THE TV BOOK AT SECURITY. THE TECHNICIAN WILL VISIT AGAIN AND TRY TO FIX ANY PROBLEMS

AGM POSTPONED TO 26 FEBRUARY 2012
An owner objected that he had not received the notices by registered mail 7 days before as required by law.
The lawyer advised we should re-send everyone the notices by registered mail and therefore we must postpone the meeting.
We apologise to everyone. However, it gives us more time to work on presenting new condominium rules for approval at the AGM.

Regarding the water supply fee of Center Condotel originally charged per unit of 25 THB. (Twenty Five baht), but it turns out that we pay water bill for the government per unit 27.50 THB. (Twenty-Seven baht), the tax burden on water supply per unit of 2 (Two Thai Baht) for over 10 years.

Therefore, the building management. With the approval of the Board of Juristic person committee agreed to increase the water supply charge from 25 baht per unit (twenty-five baht) up to 30 baht per unit (thirty baht) shall be effective from July 2011.

Structural and fire safety survey will be done tomorrow. cost 20,000. finally we will have the info to order the safety equipment

Annual survey is a legal requirement - report has to be sent to city hall for comment

Center Condo Executive Committee handed over the day to day running of the condo to a Bangkok based management company Property Life Management (PLM)

Current manager is Mrs Mayuree Zimmermann

Mayuree (May) speaks fluent English and residents are welcome in her office. She has a large workload and needs time to adapt to the new job and environment so please wait a few days unless something is urgent
The management company also has a temporary bi-lingual admin lady working in the office Miss Su

Some residents have complained to the committee TV and phone problems in their condos
